Acceptance of Terms
These Terms and Conditions ("Terms") constitute a legally binding agreement between you and Aura Setu ("Company", "we", "us", or "our"), governing your access to and use of the RoomSetu mobile application, web dashboard, and related services (collectively, the "Platform").
By creating an account, scanning a PG QR code, or utilizing any feature of RoomSetu, you signify that you have read, understood, and agreed to be bound by these Terms. If you do not agree to these Terms, you may not access or use the Platform.
Eligibility & Account Registration
- You must be at least 18 years old (or have parental/guardian consent) to register as an independent resident or staff member.
- You agree to provide accurate, current, and complete information during registration and keep your profile up to date.
- You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account.
User Roles & Responsibilities
PG Owners & Co-Owners
Owners warrant that their listed properties comply with all local municipal, fire safety, and health regulations. Owners are solely responsible for tenant screening, lease agreements, bed allocations, and resolving resident complaints.
Managers & Staff
Staff members agree to perform duties faithfully, record accurate fee collections, update maintenance tickets, and maintain confidentiality of resident personal records.
Residents & Members
Residents agree to adhere to hostel house rules, respect property assets (mattresses, furniture, electricals), pay scheduled dues on time, and accurately log gate entry/exit through QR scans.
Parents & Guardians
Parents may access linked student attendance, fee status, and announcements. Parents agree to use the platform solely for lawful parental oversight.
Fees, Rent Calculation & Invoicing
RoomSetu provides transparent financial tracking tools:
- Pro-Rata Rent: If a resident joins mid-month, dues are calculated on a transparent pro-rata basis factoring in stay duration and food/mess inclusions.
- Fee Desk Management: RoomSetu acts as a digital ledger and receipt generation platform. Payments recorded on the platform reflect offline/digital collections agreed upon directly between the resident and the PG owner.
- No Hidden Surcharges: RoomSetu does not deduct unannounced intermediary cuts from rent transactions. Digital receipts generated on the platform serve as official proof of payment.
Universal QR Codes & Gate Access Policy
- QR codes generated for PG Admission (
RES-xxxx) and Staff Onboarding (STF-xxxx) are proprietary property of the designated PG. - Printable A4 standee posters generated via RoomSetu are intended exclusively for promotional and physical hostel placement.
- Fraudulent sharing or unauthorized tampering of gate passes, admission QR codes, or student ID badges will result in immediate account suspension.
Account Cancellation & In-App Deletion
Guaranteed Right to Permanent Data Deletion
Every registered user (Owner, Manager, Staff, Resident, Parent) retains the absolute right to delete their account at any time directly in the mobile app through Settings -> Delete Account.
Once an account deletion request is confirmed, all personal profile records, KYC documents, gate logs, and authentication tokens are queued for permanent, unrecoverable erasure within 7 business days.
Prohibited Activities
You agree not to engage in any of the following prohibited behaviors:
- Uploading fraudulent KYC documents or forging government identification.
- Posting false, defamatory, or abusive notices or complaints.
- Attempting to reverse engineer, decompile, or tamper with the RoomSetu source code or Firebase backend.
- Using the platform for unlawful tenant eviction or unauthorized commercial solicitation.
Limitation of Liability & Disclaimers
RoomSetu is provided on an "AS IS" and "AS AVAILABLE" basis. While we strive for 99.9% platform availability, Aura Setu is not liable for indirect damages, service interruptions, disputes between tenants and hostel owners, or theft/damage of physical property at the hostel premises.
Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the Republic of India. Any legal dispute or claim arising out of these Terms shall be subject to the exclusive jurisdiction of the competent courts in Ahmedabad, Gujarat, India.
